Buying a home isn't always easy, but with these tips, it can become a breeze.

A seller's market can be a little overwhelming for a first-time home buyer. It doesn't have to be that way. Once you have made up your mind to buy a home, you can start making preparations right away. Knowing your financial situation and choosing the perfect neighborhood are good places to start. Our real estate agents have years of experience you can depend on when you are ready to start the home-buying process. The following cheat sheet is a great way to stay on track once you start looking at Lewisburg homes for sale.

  • Be fair when you place a bid – Placing a low bid may cost you your dream home if there are others who are interested. Lowballing a price so you can negotiate won't always work to your advantage. A seller is going to be more motivated when it comes to a buyer who is willing to place a fair bid in the first go-round. You may still be able to negotiate a little but don't be too pushy about it. Be fair and upfront about why you chose your bid. The seller may like your honesty.

  • Talk is cheap, be financially prepared – Don't walk into place your bid and try to back it up with a lot of talk. Have your budget and financials worked out ahead of time. Talk to your bank and find out how much of a mortgage you will be approved for. When you place your bid, offer your letter of pre-approval. This will show your seller that you can back up your bid right away. You are basically providing them with the security that you can come up with the funds much sooner than later.

  • Make house hunting a top priority – You won't buy the house of your dreams if you don't make house hunting a top priority. If you only look when it's convenient, by the time you find a house you like, it will already have a list of bids ready to claim it. Watch the market every day and be ready to schedule a tour. The faster you act, the better your odds of being the winning bidder.

  • Have the right real estate agent – If you want to make the home-buying process easier, you need to have the right real estate agent on your side. A good agent will stay on top of new listings and be in contact with you frequently. They will constantly be on the lookout for properties that fall within your price range and have all the amenities your family needs. Make a list of what you need and what you would like, and they will do the rest.

  • Be willing to broaden your search – If homes in the area you want are too expensive or simply don't have what you need, be willing to broaden your search area. You may have to drive a few more miles to work or school, but in the end, you will have a house you love for a price you can afford. Go for a drive to see what is available in areas outside your original search parameter. You may be surprised at what you find.

  • Don't force contingencies – If you know there are other buyers waiting for a chance to put in a bid, avoid the what-ifs when it comes to contingencies. Throwing a lot of ifs into the equation may cause the seller to reject your bid and be more willing to accept the bid of a buyer who is willing to accept the home as is without a lot of conditions.

  • Inspections – Inspections are important for several reasons. It protects you from being stuck with a property that has more wrong with it than meets the eye. While you can forego the inspection and buy the house as is, you may end up paying for a lot of repairs that should have been taken care of by the seller.

  • Appraisals – Appraisals are often a requirement that you can't avoid. Most lenders want an accurate appraisal of the property to know that it is valued high enough to warrant the amount of money the buyer wants to borrow. It will also give you an idea of what your house is worth and what upgrades you can make to raise its value.

  • Be prepared for the closing – Once you have placed your bid and been approved for financing, the rest of the home-buying process will take care of itself. It's time for you to start preparing for the closing. Your real estate agent will tell you how much money you need to bring to cover the closing costs and if there are any other documents you may need.

Buying a home shouldn't be a chore. There are times, however, when you will need to work for what you want. Contact us today to find out how we can help you get the home-buying process started. Before long, you will be settling into your new forever home.
