Your dream home may be a bust once you learn a little more about it. Here's what you should do before making any offers.

You've found a home you love and are ready to make an offer. Before you present the offer to the seller, our real estate agents suggest doing a few things to ensure the home is right for you.

  • Explore the Home's Total Expenses
Perhaps you've taken the time to get pre-approved for your mortgage and think you have an idea of your budget's ideal mortgage payment. However, there are other costs associated with a home that you need to consider.

Property taxes can add hundreds of dollars to your monthly mortgage payment. Homeowner's insurance for the home and any HOA (homeowners' association) fees required for the property can dramatically increase your monthly expenses for the property.

Utilities, like electricity, gas, internet, and TV, are another cost that can put a dent in your budget.
  • Check Out the Area at Different Times of the Day
Try to visit the home at various times of the day to confirm that it's a good fit for your household.

Perhaps you envision a neighbor with a community atmosphere, where families go for walks and spend the evenings enjoying their outside spaces. If the neighborhood is a ghost town when you visit on the weekends or evenings, the neighborhood's atmosphere may not suit your ideal lifestyle.

Plan on commuting to your job? Consider driving the route from the property to your workplace so that you have a more accurate idea of your commute time. Traffic during busy periods can instantly turn a short commute into an hours-long ordeal.
  • Learn More About the Local Real Estate Market
You need to understand the local real estate market to make an appropriate offer on the property. This includes items like the selling prices for comparable properties, whether the area is favoring buyers and sellers, and how long the home has been on the market.

All these details influence the terms of your proposed offer. Your real estate agent showing you Lewisburg homes for sale is an excellent resource for understanding your local real estate market and providing guidance for your home offer.
  • Confirm That Any Improvements Were Done Legally
Home renovations are a terrific way to increase the value of a property, but it's important to confirm that the previous and current homeowners acquired the needed permits for the project.

Check with your city's local building department to see if any permits have been issued for the home.
  • Get More Info About the Home's Major Systems
Ask questions to help you learn when the home's major systems, like the roof, plumbing, HVAC system, and electrical network, were last updated.

If the home is due or past due for costly repairs or replacements, factor these costs in when deciding how much to offer for the property.

Following a few simple tips will ensure that you're prepared to make an offer on a home. Ready to begin your home search? Contact us to get started!

It wouldn't be fall without pumpkins. Here are some fun ways you can utilize these autumn staples.

Pumpkins are the perfect decoration for the fall season, giving your home a festive touch from the first day of autumn through Thanksgiving. Our real estate agents know that there are a few ways to repurpose your pumpkins to maximize their usefulness. Here are some fun ways to use your fall pumpkins.

  1. Make a Crunchy Seasonal Treat
Pumpkin seeds are a nutritious option when you're in the mood for a crunchy snack. Not only are they packed full of flavor, but they're rich in vitamins and minerals, like vitamin K, zinc, phosphorous, iron, and vitamin B12. Gather your pumpkin seeds by removing the pulp from inside the pumpkin. You can then use your hands to remove the seeds. Grab your colander and rinse the seeds to remove more of the pulp.

Once you're through rinsing the seeds, spread them out on a paper towel so they can dry. While they're drying, preheat your oven to 275 degrees Fahrenheit. Put your seeds on a cookie sheet and spray them with oil or a little melted butter. Then, add your preferred seasonings. Some tasty options include sea salt, garlic salt, fall seasonings (like cinnamon and all-spice), and pepper.

Roast the seeds until they're golden-brown; this usually takes about 10 or 20 minutes. Stir them every 5 minutes so that they don't scorch.
  1. Try a New Carving Technique
Instead of breaking out your carving kit, grab a mallet and some spooky cookie cutters to carve your pumpkin. You'll want to scrape your pumpkin's walls so that they're about 3/4 of an inch thick. Position your cookie cutter in place, and tap it with the mallet until it's all the way through. Then, use a knife to carve around the cookie cutter and remove the cutout. You can do as many or as few as you'd like on the same pumpkin.
  1. Use Your Pumpkins as Planters
Pumpkins make fantastic planters for your favorite autumn flowers. They're also quick and easy to make. If you're ready to add your home to the list of Lewisburg homes for sale, floral arrangements are a gorgeous way to greet potential buyers. Use a knife to remove the top of the pumpkin. Scoop out the pulp, and fill the pumpkin about halfway full with potting soil. Put your plants on top of the soil and add additional soil until the pumpkin is full.
  1. Repurpose Your Pumpkins as Candles
A fall-themed candle is an irresistible part of the season. Make your own festive-smelling candles with pumpkins. Remove the tops of the pumpkins, and scoop out the pulp. Put your candle wick at the bottom of the pumpkin, and use a pencil to hold it upright. Melt your wax and add a couple of drops of candle oil or cinnamon essential oil. Let the wax harden, trim your wicks, and enjoy your candle.
  1. Bake a Batch of Pumpkin Cookies
Pumpkin cookies are a delicious, easy-to-make fall treat. You can even customize the cookies with chocolate chips or cream cheese frosting for an added touch.

You'll need about a cup of pumpkin for your recipe. Use it in place of canned pumpkin (cup for cup) in your favorite pumpkin cookie recipe. Or, try out this tasty recipe for soft pumpkin cookies

Make your family photos a centerpiece of your home with these display ideas.

Family photos are a fantastic way to remember precious times and great memories with those that you love. However, when it's time to display them, our real estate agents know it can be tricky to create a picture-perfect display. Check out a few options that work well for turning a collection of photos into a gorgeous display.

  1. Hang a Single Large Photo
Have a huge swathe of unused wall space? Pick out a single photo that you absolutely love, and have it blown up into an enormous print. This option works well for action shots and full-body poses that boast a picturesque landscape as the background.

Photos from smartphones can look a little grainy when blown up to large sizes, so this alternative works well with a professionally captured image. Or, if you absolutely have your heart set on using a photo from your smartphone, opt for a sepia or black and white hue to camouflage any graininess.

Curious about what your home is worth? You can get a good estimate by following these steps.

When looking for the house of their dreams, what do home buyers care more about than location? Price. No matter how perfect the house is, it won't nab buyers if the price isn't within their budget. Miss the bar by a thousand dollars, and your home could go unsold for an extended period of time.

If you're hoping to add your home to the list of Lewisburg homes for sale, having an accurate grasp of your home's estimated market value is essential for pricing it right and making it appealing to the target pool of buyers. Our real estate agents can help you cut through the haze and find that magic number. Here are considerations when valuing a home:

  • Comparative Market Analysis
Comparative market analysis involves comparing your home to other properties similar to yours in size, location, and condition. These properties fall into three categories: recently purchased, currently for sale, and those which failed to sell while listed.

Houses that sold show what buyers are willing to settle for. This is the price range you should pay the most attention to because it has resulted in a successful sale. Conversely, houses for sale show the amount sellers are hoping to get. It also determines the level of competition in the market. Houses that failed to sell reveal a price ceiling.

  • Market Conditions
The listing price also depends on supply and demand. If there are a lot of buyers clamoring for homes, it's a seller's market. Conversely, if there are many homes on the market but buyers are nowhere to be found, it's a buyer's market. Properties will likely be overpriced in a seller's market and underpriced in a buyer's market. Also, your real estate agent will consider how long homes are sitting on the market before they get sold, the impact of mortgage interest rates, as well as the state of the economy and job market.

  • Home Size and Usable Space
A home's size has a major influence on its value with many buyers looking specifically at price per square footage. The price tends to be higher for bigger houses. Besides square feet, a home's usable space will also determine its value. What matters most is livable space, including the number and size of bedrooms and bathrooms. You'll also have to consider the home's layout. Typically, traditional layouts appeal to more buyers and carry more value than obscure layouts.

  • Age and Condition
Generally, newer homes appraise at a higher value because they require less maintenance. The fact that major systems of the house are newer and less likely to break down can be appealing to many buyers. Besides age, many buyers will pay top-dollar for a well-maintained, move-in ready home. They want to avoid any major expenses following the sale. So, your older home may sell for just as much as a new home if it's recently been renovated. Big scale improvements such as rewiring, new roof, new siding, finished basement, new kitchen, or an extension can increase your home's market value.

  • Location
When your real estate agent determines your home's value based on its location, they're looking at employment opportunities, quality of local schools, and proximity to entertainment, shopping, and recreational centers. For instance, homes near cities or shopping locations tend to be worth more than ones far away from everything. Your home's overall value also can be impacted by proximity to utility lines, highways, and public transit.

Whether you're selling or looking for Danville homes for sale, Century 21 Mertz & Associates can help. Our real estate agents have extensive experience with property valuation and appraisal in the local area. Contact us today.

A dining room may not be as enticing as you think it is. Here's how you can transform your dining room for staging.

One of the best things about having your own home is getting to use the space any way that fits your lifestyle. But when you're selling your home, you'll want to show buyers that your home is a great fit for their lifestyle. Our real estate agents can help you understand what kinds of buyers you're likely to see in your neighborhood so you can stage your home in a way that appeals to them.

That might mean finding alternative uses for a space in your home. If you have another eating space, repurposing a formal dining room is an opportunity to offer some extra appeal for buyers. You'll want to consider the layout of your home and the types of buyers you're likely to see, but these spaces are always popular with buyers.

Drafty windows spoil your comfort and your energy bill. Here are some solid fixes for stopping those drafts.

They could be historical, modern, or even high-quality, but if your windows are drafty, you've got a problem. When winter temps set in, those drafty windows can make the inside of your home feel downright frosty and increase your heating bill beyond your comfort zone. Fortunately, there are many simple ways to chase away the cold and have you warm and toasty without shelling out big money for a replacement. Consider these quick drafty window fixes from our real estate agents.

  • Cover the Windows with Clear Plastic Sheeting
Window insulation kits that seal the window with plastic shrink film are available online or from your local hardware store. These kits include plastic sheeting and double-sided tape. The sheeting looks like plastic wrap and must be spread around the window from the inside and held in place with double-sided tape. Once in place, you heat the plastic with a hairdryer so it shrinks to look like another glass pane and achieves an air-tight seal.

Holiday Home Sale - CENTURY 21 Mertz & Associates

The holiday season may not seem like the most ideal time to sell a home. After all, many people hunker down in place during the winter months, are too occupied with the holidays to think about preparing their homes for sale, or want to avoid the hassle of moving during the cold season. And with the coronavirus pandemic still affecting many aspects of our lives, this holiday season is going to be a strange one. If you had planned to sell your home by the end of 2020, you might be tempted to put those plans on hold until next year. However, our real estate agents have closely examined the current housing market conditions and believe home sales may be up this holiday season compared to years past.

  • Demand is Strong
When states started shutting down in March, home buying and selling went dormant for a while. But since lockdown restrictions were loosened up, buyers made a strong comeback to the housing market. In fact, the summer saw record-breaking home sales when compared to last year. Traditionally, there are few real estate transactions in fall and winter than in the spring and summer. But this year looks solidly up, and the number of home sales during the holidays is expected to stay high compared with other years.

Investing in an RV - Homeowners - CENTURY 21 Mertz & Associates

It's always nice to get away from home for a while, but sometimes you want to take a little bit of home with you. That's what you can do when you invest in an RV. It's a permanent home away from home. Our real estate agents know that hitting the road in a home on wheels is a fantastic experience. However, it's not something homeowners should jump into without doing their research first.

Somewhere between 9 and 10 million Americans own an RV. Of these, about one in 10 live in their RV full-time. For those who love to travel and enjoy the thrill of meeting new people and seeing new places, moving around the country in an RV is a fabulous lifestyle. You will meet new people, catch up with old friends, and see more of the country than most people ever will. However, while the appeal and perks are apparent, the logistics are often overlooked.

  • Plan Ahead
While it is true, you can "go on vacation" anytime you want when you own an RV, you will have to contend with shifting weather patterns and site availability. Many RV parks fill up during the peak tourist season, which means you will have to plan your trips well in advance or plan them for less appealing times of the year when spaces are more readily available.
